Appraisal work in the commercial space includes appraisals of large and small commercial properties throughout the twenty coastal counties.

Maintains long-term relationships with major lending institutions, community banks, and appraisal management companies.
Appraisal experience ranges from simple, owner-occupied properties to proposed construction projects with multiple valuation scenarios.

Appraisal experience in the eminent domain space includes providing valuations for condemning authorities such as NCDOT, power companies, and local municipalities, as well as appraisals and consultations for landowners affected by projects of all sizes.
Expert witness testimony experience for both property owners and condemning authorities over the past twenty years on a variety of property types and throughout the region.
Experience with, and an understanding of, applying damages to the remainder, complex easements, and long-term effects to the remainder after projects are concluded.
Provides consultation and appraisal review services for private landowners and their attorneys.
Special use permits (SUPs) are becoming more prevalent in new construction and development throughout the region. Providing consulting and expert testimony at board hearings and planning meetings is a service we have been providing for the past two decades. Cell towers, marinas, and even additions to athletic fields are some examples of SUP applications we have helped our clients get approved.

Appraisal review is essentially an appraisal of another’s appraiser’s work and conclusions. Appraisal review is often required to give a second look at work in litigation situations and in grant fund applications and requirements.
Appraisal review experience is primarily in the land conservation space, providing conservation non-profits and grant funding sources with appraisal reviews in conjunction with fee simple and easement acquisitions.

Appraisal experience in the Ag space includes the valuation of NC’s largest farm, several aquaculture operations, and timber tract valuation. Recreation is also big business in NC. Recreational hunting tracts are both very unique and are becoming increasingly valuable. EVC’s has valued some of North Carolinas largest private recreational properties, impoundments, and recreational get aways. Appraisal work includes financing or refinancing work, estate planning and settlement, partnership buyouts, and pre-listing appraisals.

North Carolina’s population growth is listed as the eighth fastest in the Country. Land trusts, the State of NC, and various other National, State, and Local non-profits are actively working to preserve some of the States’ most unique landscapes and keep our waterways pristine.
Appraisal work in the conservation space involves assignments with all six major conservation organizations and the State of NC for both fee simple acquisitions and conservation easement acquisitions.
Highlighted experience in the conservation space includes acquisition appraisals for the TNC/IP purchase of 77,000 acres of vacant land for long term preservation.
Additionally the appraisal of Duck’s Unlimited largest conservation easements in the State to date, and Beaufort Counties first farmland preservation easement are among some of our most challenging assignments.
